Fill out a resident application include a picture of your driver's license. The application is one page, easy. I will check your credit and do a background check. This process takes 5 minutes. There is no fee.

Put in an offer to purchase contract. Sometimes this is done verbally until both parties agree on price and terms. The contract is usually one page.

I need to know :

1.Purchase price

2.ideal closing date

3.deposit $ (credited at closing) Usually around $3,000, fully refundable (unless the contract stipulates otherwise.) If you don’t have a check with you, as soon as you get to your check book send a picture of the deposit check to Jennifer and drop the check in the mail.

4.Inspection contingency? I have a few people that do inspections occasionally for sales.Some do some don’t, up to you. If you choose to have an inspection, after getting the report you will have 24 hours to respond, if you want to proceed as is, if you want to void the contract and deposit returned, if you want to renegotiate the price with the seller.

Then we will proceed to close. I do all of the closing paperwork and can close as quick as 24 hours if funds are readily available and the title is too. There is no fee for the closing unless you are getting financing or the closing is complicated because of your finances. Then, there is a $200 charge.

Closing funds are to be paid with cashiers checks or a wire transfer.

Your annual lot rent is due at closing paid separate with a personal check, cashiers check or money order.

Prior to closing, call the water/sewer company Santee Cooper and Horry Electric to have the utilities changed into your name for the day after closing.

Misc. Notes

Although Pirate Cove is in Garden city, it is Murrells inlet mailing.

Every home has a designated  mailbox and your mailing address is your homes address. There is a $25 key deposit.

We do allow dogs but some breeds that are known to be vicious are not allowed.

We do not allow any type of renting but you can have invited family and friends stay at your home.

We do not allow motorcycles to drive through the park but do have parking at the office.
