How to reserve your spot for a brand-new home in Pirate Cove.

This information is to assist you in the process of buying a new Clayton home of your choice and putting it in the lot located at 604 Treasure Ave. in Pirate Cove. This is a great lot large enough to fit a 16’ X 70’ (maybe 80) home. This opportunity hardly ever becomes available so if your interested, you need to act fast.
Here’s how to get it rolling…
Fill out the one page park application and get approved. A picture of your drivers license is required. This can be printed and filled out, scanned or emailed back to me or even a cell phone picture texted is fine. The application can be found on our website, Pirate-cove.com.
Contact Clayton Homes located at 2493 US-501 N. in Conway and speak to Amber Pabst. Her number is (714)418-7731. The sales center is about 14 miles from Pirate Cove. Once you meet with Amber, she can show you homes that are suitable for the available lot in our Park. There might be one on the lot in stock or you might want to order a custom home. This will be your choice. Depending on the lot in the park there is a lot fee that is on top of the price of the home. This fee will also be due at closing and can not be financed into the cost of the home. If you are a cash buyer, that is ideal. A separate cashiers check will be needed at closing to Howard Enterprises for this fee. Understand, if the home was moved to your own property you would have to have paid for that lot, however moving into the prime property so close to the beach in Pirate Cove does come with a park entry fee. That fee for the lot at 604 TREASURE AVE. Is an additional $40,000. Also note, history has found that as soon as the home is set up in Pirate Cove it most likely will be worth that and possibly much more in the resale market.
If you find the home of your dreams, let me know so I can reserve the lot for you. A $5,000 good faith deposit will be needed to Pirate Cove. Your deposit with Clayton Homes will be separate and discussed directly with Amber. This deposit to Howard Enterprise will be credited at closing. The deposit needs to be in a cashiers Check payable to Howard Enterprises. Please be aware, the timeline is out of mine our Howard Enterprises control. Also, understand that it is everyones best interest to move the process along as quickly as possible.
Proof of funds to purchase the home from a bank account or other source would also be needed within a few days of the deposit. At this point you would be the #1 person in line. Back up deposits might be taken as well.
The lease for this lot is $4,630 (after 12/31/24 $4,860) paid at closing. It is an annual lease that can increase up to 5% a year. This doesn’t include utilities; those are on your own. This also does not include insurance. Insurance company phone numbers can be found at Pirate-cove.com, you can use anyone.
